FAR Inspections is seeking motivated individuals to perform essential residential occupancy verifications for mortgage lenders. As independent contractors, you can earn reliable full-time or supplemental income while enjoying a flexible work schedule. While experience in mortgage field inspections is not required, strong time management skills and the ability to meet deadlines are crucial.

What Is An Occupancy Verification?

Mortgage lenders need periodic updates on their properties, which involves sending out independent contractors. The key purposes of these property inspections include:

  • Verifying property occupancy.
  • Reporting the general condition of the property using a mobile application.

Most inspections will be exterior only, with about 10% requiring interior photos once a property has gone vacant.

Please note, inspectors are contracted at the county level, which means you will handle all inspections within your assigned county. In larger counties, you may share tasks with another inspector if volume allows.

Responsibilities

  • Most inspections should take approximately 5-6 minutes.
  • Complete inspections within 4 days after assignment.
  • Report on general property conditions and determine occupancy based on industry standards.
  • Capture 9+ photos of the property with brief comments.
  • Complete a short form using the designated app.
  • Capable of spending extended periods driving and making multiple stops throughout your assigned territory.

Requirements (To Be Considered You Must Have The Following):

  • Computer with internet access.
  • Reliable vehicle (good fuel efficiency is a plus, as gas expenses will be your responsibility).
  • Smartphone (Android or iPhone).
  • Printer.
  • Ability to pass a standard background check with a valid driver's license.

Pay And Hours

This is a 1099 position. Each inspection has a flat rate, which varies based on your county and the volume of inspections. While payment is per inspection, you can expect to earn an equivalent of $20-$30 per hour.

You will complete anywhere from 20 to 500 inspections each month, with a work commitment of 2 to 30 hours per week, depending on whether your county is urban or rural. Generally, lower volume counties offer higher rates, while higher volume counties will have lower rates. Although there is no guarantee of a specific number of inspections monthly, work is consistent from month to month.

As you establish your presence and increase your availability or willingness to cover a larger area, your earnings potential grows.

Note that mileage is not reimbursed in addition to the flat inspection fee.
